Delaware Water Gap Assisted Living Facility, Pennsylvania

Magnolia Gardens ALF

Magnolia Gardens ALF, Florida
In July 2008, our firm was contracted to manage this 100 unit assisted living facility for the Pinellas County Housing Authority. The main goal of our contract is to turn around an operation that had been in deficit since it opening in 2003. This state-of-art facility, located in North Pinellas Park, is a one story building offering beautifully designed studios, one and two bedrooms units complete with private bathrooms and kitchenettes.

MIA Consulting has conducted a full review of all operations and implemented a plan of action that included eliminating over-staffing and overtime, reducing costs and increasing revenues with a full-fledged marketing plan and negotiating service reimbursements from state and federal agencies. This operations is expected to be fully profitable within six months of operation.


Helen Sawyer Plaza ALF, Florida
In 1998, MIA Consulting Group, Inc., was awarded a contract by Miami Dade Housing Agency to create, implement, and manage the first assisted living facility within public housing in the nation using new funding sources and partnership arrangements.

MIA Consulting Group, Inc. obtained and integrated, for the first time, three levels of public funding, developing all financial systems and reporting, and automation of all operations. MIA Consulting Group, Inc. also created and implemented new management and personnel training methods, including staff leasing arrangements.

This project is the recipient of four national awards, a case study model for the Housing Research Foundation and has been designated a national model by USHUD Public and Indian Housing.


Quiet Waters Assisted Living Facility, Florida

Quiet Waters Assisted Living Facility is a tax credit development providing 95 private one bedroom assisted living units.  The project is located in Palm Beach County on six acres of land bordering a lake.  The two-story development will offer a multitude of amenities and services including outdoor activities, wellness center, on-site health and personal care services, transportation and health-promoting meals. 

MIA Consulting is under contract to develop this project in the areas of financial operation and provision of services.


Palm Ave Baptist Tower ALF, Florida

On November 2003, Palm Avenue Baptist Tower received a USHUD grant to convert four floors of the building into an assisted living facility.

MIA Consulting Group, Inc., obtained an assisted living facility license for Palm Avenue Baptist Tower. MIA Consulting Group, Inc. also obtained pre-development funds from the Robert Wood Johnson Foundation Coming Home Program. As part of the Coming Home Program, Palm Avenue receives technical assistance and coordination from the Department of Elder Affairs and project-based Medicaid waivers. MIA Consulting Group, Inc., is managing the operations and staff of the facility.

This state-of-the-art facility is located near the historical Ybor district and is in close proximity to beautiful amenities and health facilities. Palm Avenue Baptist Tower is a 199 unit senior housing project financed through the USHUD 236 program.


Housing Authority of Joliet Supportive Living Facility, Illinois
Illinois is the only state that awards Medicaid waivers (service funding) through a process of license application and selection of best projects. The Illinois supportive living program started as a demonstration project of a few sites. A moratorium was imposed shortly after the funding of Medicaid waivers was awarded to these demonstration projects to evaluate the effectiveness of the program to divert elders and disabled adults from nursing home admission. On November 2004 the moratorium was temporarily lifted and The Housing Authority of the City of Joliet, alongside MIA Consulting Group, Inc., submitted a successful application. A moratorium exists and will be lifted again in the future.

MIA Consulting Group, Inc. has been under contract with the Housing Authority of the City of Joliet to complete and submit the application, work with a team of developers to retrofit the 45 one-bedroom elderly facility, implement the program and manage it for several years. The retrofitting of the building was funded through a group loan arrangement among several Illinois housing authorities using their capital funds as leverage.

This is the first supportive living project within a housing authority in the state of Illinois. The facility opens January 2008.


United States Department of Housing and Urban Development (USHUD)

MIA Consulting Group Inc was contracted in 2003 by US Department of Housing and Urban Development (USHUD) to introduce assisted living in public housing as a national project.  We are listed as USHUD subject matter experts as it relates to affordable assisted living. In 2006 we entered into a new contract with USHUD to create a partnership with the Department of Health and Human Services (HHS) to provide support and facilitate public housing assisted living projects throughout the United States.


Housing Authority of the City of Mishawaka, Indiana
The Housing Authority of the City of Mishawaka, Indiana, concerned with the lack of affordable services to allow residents to age in place, submitted an application to the Indiana Department of Health to provide assisted living services to their residents in one of their elderly facilities as a residential care facility. The application was successful and the housing authority is now in the process of planning for the conversion of the facility as required by the department. MIA Consulting is presently involved with the conversion and licensing requirements of the facility.

The Housing Authority of the City of Mishawaka, Indiana is on its way to becoming the first public housing residential care facility in Indiana. This project will permit 80 of their 113 units to maintain the benefits of being public housing while receiving additional assisted living services.

As part of becoming a residential care facility provider, the State of Indiana has allocated funding for 100 residents of the public housing facility. This project-based funding will allow The Housing Authority of the City of Miskawaka, Indiana to provide the highest quality of services to their frail elderly population.


Wilson Housing Authority, North Carolina
North Carolina is one of a handful of states that requires a certificate of need in counties that do not have a moratorium on assisted living beds. There are presently only ten counties in North Carolina in which a certificate of need can be submitted. The Wilson Housing Authority is in a county with a moratorium.

Wilson County has a large low income senior/disabled population in need of services. Those unable to live independently end up in nursing homes prematurely. The Executive Director of the Wilson Housing Authority is committed to finding a way to provide services to this population to enable them to age in place. MIA Consulting is working with the executive director to develop several strategies, including the creation of a public housing demonstration project, that will exempt North Carolina housing authorities from the certificate of need and the moratorium. This initiative has received broad recognition and support from legislators, civic leaders, local government, the media, residents and staff.
